North County Communities



Where else can you find a city that has dedicated 40% of its land as open space? With nearly 7 miles of coastline, hiking trails, and lagoons, there is no wonder that people love to live in Carlsbad. Like Encinitas to its south, Carlsbad has no shortage of outdoor activities and sports. In fact, Carlsbad is the Triathlete capital of the world. You will be hard pressed to find a city that is more health conscious than Carlsbad. Make no mistake though; it’s not just a place for play. Carlsbad is also the epicenter of the extreme sports and golf industries. Top-notch companies such as Callaway and Taylor Made for golf, and about 70% of the world’s Surf and Skate companies are headquartered here. Some of its notable residents include Skateboarding legend Tony hawk and Olympian Shaun White.




Aviara is mostly known for its former world famous Four Seasons Resort (now the Aviara Golf and Country Club), but this upscale community offers much more than just a resort lifestyle. Beautiful mature landscaping and well maintained streets give Aviara a unique sophisticated feel. Originally home to retirees and local executives, the community has expanded to include young families, thanks in part to the thriving micro economy. This expansion was most likely not an accident, as the areas schools are some of the most recognized in the nation.  Many homes in Aviara have wonderful ocean and lagoon views. Home prices range from the mid-$500K’s to the $1.5M’s.



Bressi Ranch

Bressi Ranch is a very unique master planned community located within the boundaries of Carlsbad. Only about 3 miles from the ocean, residents here enjoy the benefits of living within walking distance to shopping and entertainment. With stores like Trader Joe’s and Stater Brothers in close proximity, you will hardly ever need to drive far from home to get what you need. Bressi Ranch homes are known for their neat and inspiring architectural designs. Each house is a bit different than the one next door or across the street, which is hard to find in your average master planned community. Aside from the homes and shopping center, Bressi Ranch has many parks and fountains that are maintained in excellent condition. Homes range from the mid $600K’s to approximately $1.3M.



La Costa Greens

La Costa Greens is a community that is named appropriately, as it was built adjacent to the La Costa Resort and Spa’s golf course. Many of the homes have golf course views and are situated comfortably on generously sized lots. La Costa Greens is surrounded by natural preserve, which provides a serene backdrop and contrast for its Tuscan and Spanish inspired architecture. Most of the homes are landscaped with California native, drought tolerant plants and trees. This not only reduces the overall footprint of the community, but also gives it a touch of “Old California” nostalgia. Homes here range in price from the mid $600K’s to the high $1M’s.



La Costa Oaks

La Costa Oaks is a new community situated high in the hills. Known for its “Ranch” or “Country” feel, it is a highly sought after neighborhood, with good reason. It boasts a magnificent private pool club called “The Splash”. Residents here can enjoy a dip in the pool and soak in the sun almost 365 days a year. It also has access to the adjacent La Costa Preserve, which is another protected open space in Carlsbad with challenging hiking trails. The homes are tastefully designed in both a Craftsman and Tuscan architectural style. The prices for homes here range from the high $600K’s to $1.25M.




Along the North County coast, just south of Carlsbad lies the sleepy little beach town of Encinitas. Made up of Leucadia, Cardiff by the Sea, and Encinitas proper, you will find a perfect mix of culture, character and charm. The Pacific coast highway intersects the middle of town which is lined with shops and restaurants. On the weekends, you can find runners and cyclists taking advantage of the incredible coastline’s scenery. Encinitas is also home to the Self Realization Fellowship, which was founded in 1937 by Swami Paramahansa Yogananda. Known for short as Swami’s, it is also the location of the world class surf break referred to as Pipeline, which has produced many professional surfers, among them is perhaps one of the greatest, Rob Machado.



Encinitas Ranch

Encinitas Ranch is a community that is especially known for its understated elegance and casual coastal living. Located just 1 mile inland from the Pacific Ocean, it is the site of the world’s most celebrated Poinsettia farm, the Paul Ecke Ranch. Along with panoramic ocean views, world class golf, and an abundance of shopping and restaurants, residents enjoy a non-presumptuous, laidback California lifestyle. Homes in the area range from the low end of $650K’s and top out north of $2M.





Leucadia is a small beach community in the northern most tip of Encinitas, bordering with Carlsbad. You will find yourself going “back in time” when you come here.  Along the Pacific Coast Highway, there are scores of small hotels catering mostly to surfers from out of town, coming in to enjoy such breaks as Grandview and Beacon’s. Leucadia is a mecca for the conscious lifestyle. Everything is local-centric with farmers markets open 7 days a week.

Cardiff by the Sea is known for its close walking distance to anything you need. Located at the southern border of Encinitas, it is a coastal enclave of homes that almost all enjoy a short walk to the beach and shopping. Many homes here have panoramic ocean views with picturesque sunsets. Cardiff’s value proposition is that you can own a beautiful home with magnificent ocean views for a fraction of the cost compared with La Jolla or Del Mar.



San Elijo Hills

San Elijo Hills is located just east of La Costa, outside of Carlsbad. It is a small village of gorgeous new homes (2002-present) surrounding a quaint town center. It is very family friendly and active. On any given day, you can see your neighbors out riding bikes, going to soccer games, and enjoying jazz in the park on summer nights. Homes in San Elijo Hills range from the mid $500K’s to $1M, but the average is about $600K. For that price, you will get about 3000 square feet of living space in a new home, with possibly some canyon and/or peek ocean views.
